This Return & Refund Policy governs security deposits, holding fees, brokerage commissions and other payments made to New Harbor DWC LLC in connection with residential real estate leasing services in Dubai.
1. Holding / Reservation Fee
Upon selection of a property, tenants may be asked to pay a holding fee (typically 5–10% of the annual rent). This fee is:
- Refundable in full if the landlord withdraws the property or fails to sign the lease within 7 business days.
- Non-refundable if the tenant cancels the reservation without lawful reason after landlord acceptance.
- Automatically converted into the first rent instalment upon successful lease signing.
2. Security Deposit
- Refundable security deposit = 5% of annual rent (unfurnished) or 10% (furnished), collected at lease signing.
- Refunded within 30 calendar days of tenancy end and unit hand-over, subject to inspection.
- Deductions may apply for damages, missing inventory, unpaid utilities or early termination penalties.
- An itemised statement will accompany any deduction.
3. Brokerage Commission
Our standard commission is 5% of annual rent (min. AED 5,000), payable at lease signing. Commission is non-refundable once the lease is executed. Should the lease fail to complete due to broker error, the commission will be refunded within 14 days.
4. Online Payments via Stripe
Refunds for online payments are processed back to the original card / payment method within 5–10 business days. Currency conversions and card-issuer fees are outside our control.
5. Early Termination
Early termination of a signed tenancy is governed by the individual lease clause (typically 2 months' rent as penalty). New Harbor DWC LLC will act as intermediary to resolve any dispute in accordance with Dubai RERA regulations.
6. Dispute Resolution
All disputes will first be handled amicably through direct negotiation. Unresolved matters may be referred to the Rental Disputes Centre (RDC) at the Dubai Land Department.
7. How to Request a Refund
- Email info@newharbordwc.com with subject "Refund Request — [Property ID]".
- Attach a copy of the payment receipt and lease reference.
- You will receive an acknowledgement within 2 business days and a resolution within 30 days.
